Samples Of Our Work
San Elijo Hills – 2,000 acres of hillside property initially zoned for industrial use. Because this was not the highest and best use of the property, we collaborated with the adjacent city to annex the property and change the land use to a master-planned community for 3,500 homes. The challenges to this effort were many, including opposing neighbors, diverse political interests, proposed trash to energy plant, county opposition, environmental impacts, rocky soil, and costs that exceeded the value of the finished lots. Today San Elijo Hills is a thriving master-planned community.
Hidden Canyon Estates – three private hilltop lots with 360-degree views, including ocean views, and surrounded by open space. Unfortunately, access was over a one-mile dirt road that passed through two private and gated properties with hostile neighbors; this property needed a new access point. This a common problem with land development, the solution – we needed easements from 17 private owners. Balancing neighborly negotiation and legal action is a delicate operation. Today the three lots in Hidden Canyon Estates have all 17 easements and have doubled in value.
River Ranch – 126 acres of gorgeous land along a river and in the path of growth, but in the floodplain. The Army Corp of Engineers and the environmental resource agencies do not easily give out permits to fill within a floodplain. We designed the project with three ponds and an improved bypass stream that increased the overall capacity of the river channel, enhanced wildlife resources, and allowed the recordation of a map for 176 estate lots. Today River Ranch is a pristine riverside community of 176 estate lots.
